We focus on districts to provide long-term finance with muni-bonds, as well as governance. Cycling precious ESG funds faster means getting critical tasks done and then moving assets into districts.

At least 55% of the the fund's assets are mortgages and interests in real estate. The fund can act as the managing member for subsidiary LLC's. Not more than 20% of the funds assets shall have no relationship to real estate. The remaining assets shall be securities issued by other real estate funds.

Land acquisition is aligned with an associated district that is able to absorb the land from the REIT within the near future. That can be for either exclusive food production, or development as a Nature Town. Lands should be in the range of 320+ acres for Nature Towns, or as high value locations for urban food production.

Every month, key parcels of land are being offered. The ability to acquire these lands and keep them out of development requires a fund that is pre-positioned to secure land options and hold them for eco-development. Sometimes land is offered for sale that is just too good to pass up as a future eco-development.

Land acquisition is anchored by third party appraisals that support conservation easements. Determining when to convert those easements is a key discussion. The associated districts can then acquire the land from the REIT when financing is completed, typically for full commercial value.

The Regenerative REIT enables districts formed by the the future residents to benefit from choosing to live a more healthy lifestyle. The benefits are focused not on the REIT but on the District and it's residents. The REIT benefits from faster recycling of its capital at competitive rates of return, and sourcing land for impact to be captured by the residents of the districts.
